The carcass holds most of the material and labour in a fitted wardrobe. What are the five ways to renovate a wardrobe, and what does each cost?

The five routes, cheapest first, are a hardware and lighting refresh, wrapping or repainting the doors, refacing with new doors, refitting the interior, and converting between hinged and sliding doors. Many projects combine two, for example new doors plus an interior refit.

1. Hardware and lighting refresh

A hardware refresh replaces the parts you touch every day: hinges, handles, drawer runners, hanging rails and lighting. Dubai carpentry services list hinge replacement at AED 50-150, new handles at AED 40-100 and a complete hardware set at AED 200-500, usually finished in one to two hours. Branded soft-close hinges cost around AED 35-50 each against AED 8-12 for budget ones, which is why a sagging, slamming door is often fixed for less than the call-out of a new unit.

Lighting is the other quick win. Sensor-activated LED strips cost about AED 400-1,200 depending on length and colour temperature. Ask for an aluminium profile with a diffuser so you see a line of light, not dots.

2. Wrap or repaint the doors

Wrapping applies a self-adhesive architectural film over the existing doors and frame, and it is the cheapest way to change colour or finish. One Dubai wrapping specialist prices it from about AED 120 per door or panel, about AED 900 for a standard 2-3 door wardrobe and around AED 1,500 for sliding or mirrored units, with most wardrobes done in a day.

Wrap only works on a sound surface. Film follows every chip, swollen edge and peeling corner beneath it, so damaged doors need repair first or should be replaced instead. Painting is the alternative for solid wood or MDF doors: a spray-applied PU or lacquer finish is far more durable than brushed paint, but it takes longer because of drying time and is hard to do cleanly on melamine without proper sanding and a bonding primer.

3. Reface: new doors on the existing carcass

Refacing means replacing only the doors and drawer fronts, which changes the look completely while keeping the carcass and interior. Dubai fitted wardrobe makers quote fronts-only replacement at AED 300-600 per door in melamine and AED 800-1,500 per door in lacquer. For a typical 3 m bedroom wall with six doors, that is roughly AED 1,800-3,600 in melamine or AED 4,800-9,000 in lacquer, plus new hinges.

The doors are made to measured openings, so the fitter surveys first. Heavier doors, such as lacquered MDF with a mirror inset, need side panels and hinge fixings strong enough to carry them. Lead time is the main cost in time: around 10-15 working days for melamine and 15-20 for lacquer or veneer.

4. Refit the interior

An interior refit rebuilds the storage layout inside the existing box: new shelves, double hanging rails, drawers, shoe racks, trouser pull-outs and pull-down rails for high sections. Dubai makers price a standard bedroom wardrobe refit at AED 2,000-5,000, and a soft-close drawer on existing runners at AED 400-800 each. 5. Convert hinged doors to sliding, or sliding to hinged

Converting hinged doors to sliding saves floor space in small bedrooms, and converting sliding to hinged gives you access to the full width at once. Dubai pricing guides put the track mechanism alone at AED 1,500-4,000 depending on whether it is a basic aluminium track or a soft-close system, and mirror-finish sliding panels add AED 1,200-2,500 per panel. Adding the track to a new set of doors, a full conversion is likely to land somewhere between AED 3,500 and AED 12,000, depending on width, finish and mirror panels.

Sliding doors need a straight, level top and bottom, and a carcass deep enough to take the track in front of the hanging space, which eats into usable depth. Ask the fitter to confirm the track depth against your hangers before ordering. Going from sliding to hinged needs clear floor space for the doors to swing.

How do you know if the wardrobe carcass is worth keeping in Dubai?

The carcass is worth keeping if its panels are dry, flat and firm, the openings are square, and there is no mould behind it; if any of those fail, spending on new doors is usually wasted money. Dubai conditions are harder on built-in furniture than most places: high outdoor humidity, air conditioning running most of the year, and condensation on walls that face outside or back onto a bathroom.

  • Swollen particleboard edges. Run a hand along the bottom of the side panels and the front edge of shelves. A raised, crumbly or rounded edge where the melamine or edge banding has lifted means the board has taken on water. Particleboard does not shrink back once it swells.
  • Sagging shelves. A shelf that bows under folded clothes is often too long for its thickness or has lost strength from moisture. Short spans can be fixed with a centre support or new shelves; sagging across the whole unit points to low-grade board.
  • Delaminating melamine. Bubbling or peeling surface foil means the adhesive has failed, usually from heat or moisture. Small areas can be wrapped over after repair; widespread peeling means replace.
  • Out-of-square openings. Measure both diagonals of each opening. If they differ by more than a few millimetres, new doors will show uneven gaps and sliding doors will run poorly.
  • Mould behind units on exterior walls. Remove the back of one section or look through a service gap. Black spotting or a musty smell means a moisture source, often condensation or a slow leak, that needs to be fixed before any furniture goes back.

Material choice explains most of these failures. Standard MDF absorbs water quickly and swells, and a UAE building materials supplier notes that moisture-resistant MDF variants still need careful sealing, while plywood gives better long-term reliability for wardrobes and cabinets that are opened and closed constantly. When you replace individual panels or build new drawers, ask for moisture-resistant MDF (often called MR or green-core MDF) at minimum, and plywood carcass parts for wardrobes on exterior or bathroom walls.

What goes wrong with sliding wardrobe doors, and how is it fixed?

Most sliding wardrobe door problems come from four parts, the bottom rollers, the tracks, the top guides and the soft-close dampers, and nearly all of them can be repaired without replacing the doors. Dubai carpentry price lists put sliding door realignment at AED 150-350, new rollers at AED 80-200 and a replacement track at AED 200-450, usually done the same day.

  • Doors jumping off the track. Usually dirt or sand in the bottom track, a loose top guide, or a roller set too low. Vacuum the track, then adjust roller height so the door sits level and the top guide engages fully.
  • Worn or noisy rollers. Rollers develop flat spots and dry bearings. The parts are cheap; the cost is mostly labour.
  • Soft-close not catching. The damper has worn out or the trigger pin has shifted. Dampers are replaceable parts, but they are brand-specific, so note the track brand before calling someone.
  • Mirror door safety. Check the back of any mirror panel for a safety backing film, which holds fragments together if the glass breaks. Older mirror doors without it are worth upgrading, especially in a child's room, either with a new safety-backed panel or a professionally applied film.

If a door still drags after new rollers and a clean track, the floor or the carcass has probably moved out of level. That is when refacing or conversion becomes the better spend.

What can a tenant change without landlord approval?

A tenant can safely make small, reversible changes, like swapping handles, adding battery or plug-in LED, and using freestanding organisers, but anything that alters doors, panels or tracks needs written landlord consent first. Dubai tenancy law (Law No. 26 of 2007) expects tenants to get approval for alterations and to return the property in the condition it was received, so treat the built-in wardrobe as the landlord's furniture.

  • Usually fine without approval: new handles (keep the originals), plug-in LED, hanging organisers, drawer inserts and shoe racks that sit inside without fixings.
  • Ask first: wrapping, drilled-in rails or pull-downs, new doors or tracks, painting, removing shelves.
  • Reversible upgrades: freestanding drawer units inside the carcass and tension-mounted rails come out at the end of the lease.

Worn hinges and broken rollers on a unit supplied with the property are often a maintenance item. Report them to the landlord or management company before paying for the repair yourself.
