Brief and Lifestyle Discovery
We sit with you and map how the home is actually used: who lives there, how often you host, whether the majlis is formal or family, where the prayer space sits, how much storage the wardrobes really need. A custom brief captures habits, not just style preferences.
Site Survey and Space Planning
We measure every wall, ceiling drop, window reveal and service riser. Then we replan the space itself rather than accepting the developer layout: moving a wall, closing a redundant door, widening an opening, or reworking circulation so the plan suits the way you live.
Concept and Mood Direction
Mood boards, a material palette, a colour story and a reference set for every room. This is where the design identity is decided, before a single item is priced. You approve a direction, not a template.

Photoreal renders of the key rooms at the exact ceiling heights, window positions and daylight angles of your property. You see the finished space and request changes while changes are still free.
Material and Finish Specification
Physical samples of stone, timber veneer, lacquer, tile, fabric and hardware, presented together so you approve real materials in real light rather than a screen render. Every item is written into a schedule with a supplier and a code.
Bespoke Joinery and Furniture Design
Wardrobes, media walls, vanity units, headboards, dressing islands, bar units and loose furniture drawn to your dimensions. Custom joinery is where a custom project earns its money, so this stage is detailed to millimetres.
Technical Drawings
Floor plans, reflected ceiling and lighting layouts, electrical and data points, wet-area setting out, joinery sections and elevations, and finish schedules. This is the set trades build from, and it is why a custom design gets executed as drawn.
Procurement
We place orders in the sequence the programme needs, starting with long-lead items. Imported stone, European furniture and specialist lighting are ordered during design, not when the trade is about to start on site.
Site Supervision
Our team runs the trades, checks setting out against the drawings, and signs off each stage. Because we design and build, there is no argument about design intent between a designer and a separate contractor.
Styling and Handover

Where Custom Design Pays Off Most
Custom design is not always the right answer. It earns its cost where the property or the brief is genuinely non-standard, and these six situations account for most of the custom work we do in Dubai.
Awkward and irregular layouts
Angled walls, structural columns landing mid-room, long narrow living areas and corridors that eat floor area. Catalogue furniture cannot resolve these. Drawn-to-fit joinery and a replanned circulation route can.
Non-standard dimensions
Dubai apartments and villas frequently run 3.0 to 3.5m floor-to-ceiling, and higher in villas. Standard 2.4m wardrobes leave a dust-collecting void above. Full-height custom units use the whole wall.
Villa majlis

Walk-in wardrobes and dressing rooms
Hanging heights, shoe and bag storage, drawer depths, island placement, integrated lighting and ventilation all depend on the owner. This is the clearest case in a home for design to specification.
Media walls and feature joinery
Screen size, cable routing, speaker positions, ventilation and the stone or fluted finish around them have to be set out before first fix. Retro-fitting a media wall almost always shows.
Units built around structural constraints
Beams, ducts, low soffits and riser doors can be absorbed into a designed joinery elevation so they read as intentional rather than as defects the furniture is dodging.

Two numbers matter and they are often confused. The design fee pays for the thinking and the drawings. The build cost pays for the materials, the joinery and the labour. Dubai studios charge the design fee in one of three ways, and the table below shows 2026 market ranges for each.

How much of the joinery is bespoke
A wardrobe run built to your ceiling height in veneer and PU costs several times a modular unit. Bespoke joinery is usually the single largest line in a custom budget.
Whether the layout changes
Moving walls, relocating a kitchen, or altering wet areas brings structural checks, MEP rework and community or Dubai Municipality approvals into the cost.
Material grade and origin
Book-matched Italian marble, solid brass hardware and imported upholstery sit at a different level from local porcelain and standard ironmongery.
Property size and type
Build cost across Dubai residential projects runs roughly AED 200 to 400 per sqft at a mid specification and AED 600 per sqft and above at an upmarket level, before design fees.
Lighting and automation
A layered lighting scheme with dimming scenes, cove detailing and integrated controls adds design time and site time as well as hardware cost.
Programme pressure
Compressed timelines mean air freight instead of sea freight on imported items and overtime on the joinery floor, both of which carry a premium.
Materials and Finishes Selected for the UAE Climate
Dubai puts two opposing stresses on an interior. Outdoor temperatures run above 45C for much of the year while coastal humidity reaches 70 to 90 percent in summer, and indoor air conditioning holds relative humidity at 30 to 40 percent. Panels and timber cycle between those states constantly. Specification that ignores this is why doors drop, veneers lift and glue lines fail within two or three years.
Board grade in wet and coastal zones
Marine-grade plywood on shelves, drawer bases and any carcass near a wet area or a seafront property. Standard furniture-grade MDF swells at the joints and degrades hinge fixings once it takes on moisture.
Moisture-resistant MDF where MDF is right
Green or blue core moisture-resistant MDF costs around 10 to 15 percent more than standard board and resists humidity far better. It stays the sensible choice for machined and painted door fronts.
Solid timber used selectively
Solid wood moves with the humidity swing between air-conditioned rooms and outdoor air, so we use it for frames, edges and detail rather than for wide panels that can split or gap.
Stone and porcelain for heat and light
Large-format porcelain and natural stone hold up to UV through full-height glazing and to the temperature swing at terrace thresholds better than most timber flooring.
Paints and wall systems for humidity
Anti-fungal and moisture-tolerant paint systems in bathrooms and kitchens, plus micro-cement and plaster finishes specified with the right primer for Dubai substrates.
Hardware and metals
Stainless and coated hardware rather than untreated mild steel in coastal properties, where salt air will find any unprotected fixing within a season.
